Update on Custom Home in Jacksonville Beach

Late last year TDS was approached to design a custom residence with some challenging site conditions in Jacksonville Beach. Nestled in the corner of a sub-divided lot and directly adjacent to the marsh right on the intercostal waterway, the Conner Residence was designed to maximize the buildable area while capitalizing on the amazing western exposure views. Being so close to the marsh meant that the home had to take into account potential future flood problems and the possibility of an adverse effect on the watershed.

“I feel that we were able to overcome some of the hurdles the design program presented to us with the input from our amazing clients, and their confidence and willingness to listen to our suggestions”, says Damon Roby, TDS Managing Principle. “We were able to take advantage of the incredible view by placing lots of glazing in key locations, specifically at the corner directly over the kitchen sink. While none of us really enjoy washing the dishes, being able to watch the sunset over the river makes it a little more pleasant.”

The home was also designed to be energy efficient by taking advantage of passive and active strategies to help keep the A/C load as small as possible. The eave detail features a 2′ overhang with an exposed rafter finish, and a fully sealed, non-vented attic that utilizes open cell spray foam for insulation. This assembly while being attractive to the streetscape will also keep the A/C duct work in conditioned space and allow for the most mechanical load calculations possible.

Perhaps the greatest exterior feature on this home is the large deck that boasts a built-in gas fed fire pit, a summer kitchen and integrated bench seating with planter boxes. It was designed not just as a place for entertaining but for sitting and taking time to intimately reflect on of the day whilst reveling in the breathtaking views of the marsh.

With construction in the final stages, the home should be completed in the coming weeks; hopefully in time for an idyllic Christmas gift.
